Urethane Deck Coating Systems for Parking Garages
Installed Sonoguard Deck Coating System

 

The waterproofing system selected included NP-1 Urethane sealant in all deteriorated joints and routed cracks. A three coat system was prescribed by the waterproofing consultant R.L. Seilers and BASF. It consisted of primer, Sonoguard Base Coat @ 25 mils, Conipur 275 and aggregate @25 mills in the traffic lanes and Sonoguard Top Coat and aggregate @ 25 mills for the wearing course. BASF provided a 5 year material warranty and M-A Building & Maintenance Co. provided a 2 year installation warranty. All repairs were completed in an accident-free environment while the parking garage remained operational. With the assistance of RL Seiler & Associates and the resources of M-A Building & Maintenance Co., the project to finished on-time, under-budget, and to the great satisfaction of the client.

Constructed more than 30 years ago, the parking structure at 1100 Superior Avenue, Cleveland, Ohio has served the bustling downtown Cleveland area well. The current owners, American Landmark Properties located in Chicago contracted M-A Building & Maintenance Co. to perform surface and full depth concrete repairs, replace caulk joints, install new and repair existing drainage systems and install a urethane deck coating on the upper level of the parking garage. The structural deterioration present was largely caused by infiltration of water and chlorides into the structure, made possible by the failed waterproofing system on the top parking surface.

When the concrete and steel were uncovered, the engineer found additional areas that needed repair. This required extensive coordination with the owner and engineer to determine the need for additional work. When an item outside the original scope was discovered, the engineer would perform a field inspection and detail the additional work. The owner would then evaluate whether to perform the repairs.

Full Depth Concrete Repair
Key to success for this project was finding a cost-effective and aesthetically appealing solution on a compressed work schedule. One task included full depth removal of double T flanges to repair the deteriorated joints. New structural repair details were designed by the consulting engineer Wiss Janey Elsner. The repair materials included cast in place concrete and Emaco T-430. All existing steel was coated with Emaco P-24 to mitigate corrosion. Approximately 2,000 square feet of concrete spalls were repaired using conventional ICRI (International Concrete Repair Institute) standards.
